Let Only Service
Our fees are 12% plus VAT (14.4% incl. of VAT) of the total rent reserved under the Tenancy Agreement, payable in advance. For a short let, i.e. up to six calendar months, our fees will be 25% plus VAT (30% incl. of VAT).
Management Service
Our fees are 6% plus VAT (7.2% incl. of VAT) of total rent payable throughout the tenancy, payable in advance.
Vacant Management Service
Our Management Service does not apply when the property is not let. The Vacant Management Service is offered for properties, which are vacant before or between tenancies. Our fee is £200 per month plus VAT (£240 incl. of VAT).
Tenancy Agreement
Our Tenancy Agreement fee is £250 plus VAT (£300 incl. of VAT) and £100 plus VAT (£120 incl. of VAT) for all Tenancy Renewal documentation.
Tenancy Deposit Scheme
Our fee for registration of the Tenant's deposit with the TDS is £50.00 plus VAT (£60 incl. of VAT).
Renewal Fees
Our fees are 12% plus VAT (14.4% incl. of VAT) of the total rent reserved under the tenancy for any renewal or grant after the end of a letting arranged by us of a new tenancy or renewal by the Landlord to the same Tenant.
Refund of Commission
Proportionate fees will be refunded only in the event that a tenancy is terminated in accordance with a release clause as outlined in the Tenancy Agreement. Fees will not be refunded if the Landlord decides to release the Tenant from the Tenancy Agreement for any reason, or should the Tenant breach the terms of the agreement, we consider that we have performed our part of the contract in arranging the tenancy and our fees are due.
Withdrawal from Agreed Offer
If after instructing us to proceed with a proposed Tenancy you subsequently withdraw your instructions, you agree to meet some of the costs and the expenses incurred up to the sum of £350 excluding VAT (£420 incl. of VAT).
Sale
If during or within one year of the expiry of the tenancy the premises are sold by the Landlord to the Tenant, commission on the sale price of 2% plus VAT (2.4% incl. of VAT) is payable in the event that the Landlord sells a property which is let, and the tenancy is to continue, it is in the Landlord's interests to ensure that the purchaser enters into an agreement with Susan Metcalfe Residential in respect of the remainder of the tenancy (and any extensions) after completion of the sale. If this is not done, the original Landlord will be liable for our fees.
Interior Design/Refurbishment Service
Our fees for supervision are 10% plus VAT (12% incl. of VAT) of the total contract price.
Accounting
If we are asked to provide additional copies of statements, this will be subject to an administration charge of £20 plus VAT (£24 incl. of VAT) (per copy statement or £100 plus VAT (£120 incl. of VAT) for statements for a year.
Overseas Bank Charges
Cost of CHAPS payments to overseas accounts is £25 plus VAT (£30 incl. of VAT).
Insurance Claims
Our fees for handling an insurance claim is £100 plus VAT per hour (£120 incl. of VAT) or £200 plus VAT (£240 incl. of VAT) per hour for a Director.
Court Attendance Fees
Our fees or court attendance fees is £100 plus VAT per hour (£120 incl. of VAT) or £200 plus VAT (£240 incl. of VAT) per hour for a Director.
